Deliver Performance

Transwestern’s management team is committed to helping Invesco create value to their clients at BG Group Place by accentuating the property’s strengths while working diligently to correct perceived weaknesses.

BG GROUP PLACE STRENGTHS

  • Class AA asset well positioned in the CBD
  • World Class design that easily attracts world class tenants
  • Newest construction within the CBD
  • Abundant amenities within 5 blocks
  • LEED® Core and Shell Platinum rated building

BG GROUP PLACE WEAKNESS

  • Limited onsite retailers
  • METRORail expansion has created barriers along Rusk street
  • No LEED® EBOM certification
  • Limited access to additional parking garages in the immediate area

The Transwestern management team has already begun to find ways to reduce the impact of the 2013 property tax increases by using national agreements, current vendor relationships and a comprehensive plan to request pricing for all contract services. The immediate ways Transwestern will be able to reduce operating expenses are as follows:

  • Transwestern has offered a competitive management fee that we believe offers
    a savings
  • Transwestern has a national agreement with ThyssenKrupp elevator that will reduce the current annual contract amount by 2% or $8,020.00
  • Bid parking management services to best-in-class providers and use current vendor relationships to achieve best possible management fee
  • Bid janitorial services to best in class providers using a Green Class A cleaning specification
  • Exercise national agreements with Kimberly Clark and Waste Management as part of the janitorial RFP process to achieve savings

  • In addition to the agreements listed above, Transwestern has negotiated national agreements with the following providers that will be used to achieve an overall savings:
    — Kings III – Elevator Phones
    — GE Lighting – Lamp Supply
    — Cintas/Aramark – Uniform Supply
    — Angus Anywhere
    — Tenant Request/ Preventive Maintenance/ Emergency Tenant Notification
    — Electronic Tenant Handbook
